Home Loan Documentation Checklist
This Loan Documentation Checklist is a tool that summarizes the necessary items to process your loan request. The checklist will help identity additional information you may need to submit with your loan application.
 
Full income documentation loans:
Copies of two years W2's and current payroll earnings statements for the most recent 30-day period showing year-to-date earnings.
Copies of two (2) months stock brokerage or mutual fund statements for investment assets and/or retirement plans.
Copies of two (2) months bank statements for all accounts (personal and business).
If you have rental income - Federal income tax return form 1040 for the last two years and copies of rental agreements.
Copies of two years signed individual tax returns, including all schedules and K-1's if applicable. If you are a general partner or own more than 25% of the partnership, please provide copies of two years partnership and/or corporate tax returns.

If you are self employed or incorporated please provide a signed year-to-date profit and loss statement no more than 30 days old.

Stated Income, Reduced Document, Quick Qualifier loans

Please note that at this time reduced income documentation loan prorams are limited based on the change in the real estate mortgage financing market. Private lenders only.
Purchase:
Copy of deposit / purchase agreement (signed by buyer and seller).
If you are receiving a gift for any part of the down payment, check with loan representative for additional documentation requirements.
Refinance:

    

Copy of homeowner's hazard insurance declaration page.
If you have refinanced within 24 months provide HUD 1 Settlement Statement from your previous transaction.
If you wish to take cash out, please provide a letter stating how much and what you want the funds for.
Miscellaneous Documentation:
Copy of recent mortgage statement or coupon.

Photocopy of driver licenses or other government identification with a photograph
Alimony/Child Support - divorce decree and property settlement
agreement and evidence of receipt for last 12 months.

If you are a resident alien include a copy of your resident alien card (front and back) or appropriate visa.
If the subject property is a condominium or PUD, provide the name, address and telephone number of the homeowners association/management company so that copies can be obtained of the following: CC & R's; Bylaws; Articles of Incorporation; and Current Budget, if you do not have copies of these items.

Complete and sign the Uniform Residential Loan Application.
 
The appropriate loan disclosure forms will be provided upon receipt of loan application. This will include the following Fair Lending Notice, Loan Estimate, Mortgage Loan Disclosure Statement, and other disclosures required by the State of California and Federal Law. Upon receipt of the forms, please review, sign, date and return the forms.
